How do I provide account details for my Television service provider? (Shaw, Telus etc).

Please provide us with your account details for reference and contact your service provider to have Elite Vacation Homes Inc. Authourized on your account.

Do we send you bills and you invoice the tenants?

We cannot act as a property manager in getting involved with paying home owners bills. That is against our policy and regulations.

For long-term rentals how do we ensure the hydro is maintained at a reasonable amount?

You can indicate to us what cap you would like on the hydro You can do this by looking at your previous bills to average out what is reasonable.

How often do we receive a condition report for the property use?

The cleaners complete a full cleaning report ibcluding photos and details of any damages or wear and tear. If there is anything major that requires attention we will contact you/and or coordinate to have it reapired/replaced.

Who pays for or is responsible for the costs of utilities?

Most home owners pay for the utilites for short and long-term bookings out of the rent collected. In the event you would like to request the tenant cover these costs you would send the invoice to us to make sure the guest pays you directly via EVH direct deposit or e-transfer.

Am I required to have a license to rent my property?

The requirement for a license depends on a variation of factors including your specific property type and any specific strata or municipal restrictions. Please review our l icensing page or contact us for more detailed information.

How do I list my property with you or get started?

First and foremost, you will take the time you need to set up your space for rentals. You can refer to our set-up requirements check-list for assistance. We are available for any questions/guidance during this process as well. We then will establish pricing based on location, amenities and quality of how the space is staged.

Is Elite Vacation Homes Inc. a property managment company?

No. Elite Vacation Homes is strictly a matching service, finding guests for your properties. We do not offer traditional property management services. What is the diffrence? Property managers look after all aspects of a home in a homeowners absence for a monthly fee. This icludes, paying and organizing home utilities, coordinating and managing landscaping, window washing, repairs and other maintenace. Elite is happy to assist in maintenance organization, if needed, for a concierge fee of $30/hr, however, homeowners are responsible for utilities, exterior maintenacr and overall home operation managment.

Why should I consider advertising my home as a vacation rental?

The opportunity to receive extra income is no doubt the number one reason.

More and more B.C. homeowners are taking advantage of this new 'business' opportunity; supplementing their retirement savings, paying for a dream vacation or investing it in any of a number of worthwhile causes.

These homeowners also derive comfort from the fact that, when they are away, their home is not sitting vacant and vulnerable.

What kind of income can I expect?

Depending upon the location, size and condition of your property, as well as the amenities it offers, it is not uncommon to realize up to $5,000 a week in gross rent. Use our PROJECTED INCOME TOOL for a better idea.

What assistance does Elite Vacation Homes inc. provide to the owner of a registered rental property?

If your property is located in Victoria, B.C., we will;

  • Meet with you at your home to answer your questions, familiarize ourselves with the property and make arrangements for photographs to be taken.
  • List and manage your property on multiple platforms as well as our own site elitevh.com
  • Receive all expressions of interest and book reservations for qualifying visitors.
  • Coordinate arrival with guests and provide them keys & property orientation.
  • Provide a guest app that includes: 24-hour emergency contact information, direct contact with our team for any questions or concerns during their stay, specific property information and instructions and local resources and recommendations.
  • Coordinate all check-out cleanings with our contracted cleaners (Guest expense)
  • Provide log-in access to a private homeowner portal where you can view all bookings, block off any calandar dates you do not want booked by us; manage reports and review upcoming payouts.

Every home that is registered with Elite Vacation Homes receives premium exposure on our website at http://www.elitevh.com, complete with professional indoor/outdoor photography and video by Moving Pictures Studios along with professionally-designed copy describing the home, its location and amenities.

As a vacation rental owner, what are my responsibilities?

As a Elite Vacation Homes registered owner you essentially have three areas of responsibility:
Your home must be available for at least six weeks during the year and for a minimum of one week at a time. It is to your advantage if some or all of this time falls during the very popular May to October tourist season. We also ask that owners keep us informed (or manage availability via their provided homeowner portal), of any changes that might conflict with reserved bookings. Condition of home and grounds. To obtain the highest weekly rate, homes should be clean and in good physical and operating condition. As a service to new registrants we inspect each property with the owners and, when appropriate, suggest reasonable cosmetic and other improvements that we consider advisable to the success of the rental. An initial inventory is required by all homeowners. Contents and facilities. Homes must be fully furnished and come equipped with modern, functioning appliances such as fridge, range, washer/dryer and TV. Authorization: Elite requires authourization by you to your strata or locksmith for us to request additional keys and fobs when needed, for battery replacement, loss, or additonal staff needs. Authorization on account of televison service providers to make changes to accout pacakges for long-term rental requests (at renters expense) and troubleshooting of service interruptions. Linens:
Min. Two sets of good quality linens are needed for each bed, plus two sets of matching towels for each guest for prompt turnover for back to back check-ins. How do you advertise?

We actively market our properties online and through a wide array of publications. We have been building our business since 1994 and have a very strong group of repeat clients. You can find advertising for us on Tourism Victoria, Tourism Vancouver Island, BC Ferries, BC Travel, Victoria Chamber of Commerce and Many Travel websites.

How does the cleaning work?

An inital deep clean is scheduled and charged to the owner at the commencemnt of the rental. Guests are charged for a check-out clean with each booking. A mandatory mid-stsy clean is scheduled monthly for all bookings over one month and charged to the guest. This allows our cleaners to also assess the state of the home for long term stays and ensure it is being upkept. Guests may request additonal cleaning throughout thier stay at thier discretion and cost. 6 month deep cleans are scheduled at the owners cost to ensure all areas are thoughoughly mainained.

What about pets and children?

If agreeable to the homeowner, small dogs are allowable (a larger security deposit is taken). With more people traveling with their pets, restricting pets may impact our ability to find clients for your home. Children: We encourage our property owners to allow children, especially in the high summer season, as this makes the property more marketable.

Do I need Homeowners Insurance? Do you offer insurance?

We do not offer insurance coverage for homeowners. We recommend independant home insurance advice for your property and contents. Some recommendations are: Coast Capital Savings Megson Fitzpatrick Maxxam Insurance

What needs to be done to get my property ready?

Your home should be 'Hotel Standard Clean', fridge clear, cupboard space available, personal effects gone, bedroom and bathroom free of clutter, any 'priceless or objects of sentimental value' should be stored. Once your home is staged and set up for guests we coordinate a mandatory inital deep clean to ensure the home is up to our cleaning standards in preparatin for your first guests. Does anyone check the property after guests have vacated?

Yes, our cleaners are trained to inspect your home and report any damage or conerns. We also have cleaning inspectors and check-in hosts who report back to us.

How do I get paid?

We e-transfer payment to you once it is recieved from the thrid-party site the booking was made through. Typically 5-7 days after check-in.

Who is responsible for damage and maintenance?

Elite Vacation Homes Inc. collects a $500 damage deposit for condos and suites in homes and a $1000 damage deposit for residential homes. The property is assessed by our quality control team after each check-out and the deposit released back to the guest if there are no claims to be made. Damages/deficiencies exceeding the collected damage deposit amount would require a claim through the Owner's rental insurance at the Owner's discretion. Accidental Damage: Something that was dropped, broken, stained or torn unintentionally that can be replaced under the umbrella of the damage deposit coverage.
Intentional Damage: When a guest deliberately goes against the rules and/or policies outlined for renting a property, resulting in careless damage to the premises. This would fall under the homeowner's insurance if damages are deemed to exceed the respective damage deposit collected.
Wear and Tear: Worn items such as towels or linens; chipped dishes, dirty carpets, scuffed flooring etc. will be evaluated and replaced as required. These would fall under replacement costs covered by the Owner.
General Maintenance: Window and deck cleaning, yard maintenance; household, appliance, or electronic repairs required from general use. These would fall under maintenance costs covered by the Owner.

How do you screen guests?

We always start by finding out what the homeowner is looking for. if you prefer only adults, no children, no pets Etc., we list your property to include these restrictions. Third-party advertising sites have built-in protection offering us the ability to view previous experiences at other properties, collect physical addresses, birth dates, and other personal information that is verified by the third-party site as well as overall star ratings and reviews. When a booking is made, we have a 24 hour grace period to decline a booking should it not meet the criteria set-out or pose any red flags of any kind. Third-party advertising sites will also alert us of any suspicious activity for that particular user. We will never put a guest in any property if we feel they will not be a good fit or do not have a strong enough positive history to confidently place them.

How does Speculation Tax effect me?

Speculation tax is determined on weither your home is considered your primary or non primary residence and how your taxes are fied in BC. Please review our Speculation and icensing page or contact us for more detailed information.

What are the details about professional photos & virtual?

Every Elite Vacation Home property is required to have professional photos and virtual tour by our in house photograher David Gibson with Moving Pictures Studios. This allows us to maintain a standard and consistency across all of our properties that is exclusive to us. Properties, in preparation for listing, must be 'photo ready', which is the same as being guest ready, prior to the the photographer arriving. We will have our cleaners do thier inital deep clean followed by our inital inspection. Once this is complerted and the home is deemed "ready for photos" we will have our photographer contact you to arrange your photo and video shoot. Additonal charges will apply for any heavy lifting or major re-arranging the phorographer may have to do as a result of an unprepared home or for any photo retakes including outdoor re-shots due to weather or seaons etc. Please note: All photos and videos are the property of Moving Pictures Studios (Ownership and Rights)

How do we establish the listing price and length of stay?

We offer suggested pricing based on yearly market reaseach of comparativee properties, however, priving should be determines by location, amenities and quality of how the space is staged. Length of stay is deteremined by your municipaliy and/or specifc strata restrictions as well as personal preference. Short term is considered anything under 30 days. Long term is concidered anything over 30 days. We don't recommend restrictions of more than 30 days min. as these restrictions can limit your rental potential.

What is Elite's Commission?

When pricing your property you can take into account our commission of 25% and 20% for bookings over 6 months. All bookings must be processed through us so In the event of a personal lead we will reduce our comission to 10%.
