Event Space Details
The Venue is a stunning six-acre gated vineyard estate with mature gardens, & palm-tree lined pool and deck areas. Views of the Olympic Mountains and Martindale Valley. Back-drop is a luxury modernist estate. Available for outdoor weddings up to 75 capacity (assuming social distancing is not required).
Weddings take place outdoors, poolside, on the extensive garden decks with mountain views, or on the vineyard grounds (by arrangement). Small building (assembly code) available for gift display, bridal-party dressing area, guest reception, etc. Dedicated area for catering tent as needed, with water and hydro access. Parking available outside of main wedding area on-site.
The rental of the venue is for 48-hours (typically 2 p.m. on Friday for day-prior set up to 2 p.m. on Sunday for cleanup, with a Saturday wedding, but days and hours are by arrangement) .

Two-night min. rental includes a stay in the bridal suite (Ground floor queen bedroom suite. Soaker tub & stand up shower with direct access to private deck, garden and hot-tub. 2 additional rooms available: $275/room (6ppl max outside od 1-day event license). B&B gourmet picnic basket(s). (Kitchen use restrictions).

15 Day min. rental includes full access to the entire home. 3 bedrooms + media room with a fold-down bed. (8 ppl max outside of 1-day event license)

Unrestricted evening access to estate spa facilities (e.g. sauna, pool, hot-tub)

Small building (assembly code) available for gift display, bridal-party dressing area, guest reception, etc.

A representative who will be discretely onsite during event(s) to assist with guest arrival / parking and to act as liaison with neighbours, local district, and your wedding coordinator if and as needed

Two cases (24 bottles, 750 ML) of Parsell Vineyard estate Ancestral sparkling wine. (Additional wines may be purchased at a 15% case discount).
What You Provide
All other aspects of your wedding or event are yours to plan with your coordinator, including:

Please note that this is an outdoor wedding venue rental and that sanitary facilities, rain contingencies, and commercial-kitchen access are not provided. Please consult with your caterer about whether they will use vans or whether they require a marquis tent for food preparation.
For rain contingency, we recommend market umbrellas consistent with your wedding plan and are happy to coordinate dry storage and a work area on-site for planners.
Rules & Restrictions
Due to local zoning and Good Neighbour agreements with Central Saanich, the venue has the following restrictions:

Event capacity 75ppl Max.

Events are permitted for 1 day only from 9:30am - 9:30pm with a 48-hour venue rental (Early access can be arranged for caterers and event coordinators upon request).

Amplified music is not permitted, acoustic music only.

After-parties or events ancillary to a wedding (e.g. rehearsal dinners, batchelor/ette parties) are not permitted, unless by prior written arrangement, and all guests must depart the venue by 9.30 PM on the day of the event.

Maximum occupancy in the bed-and-breakfast is 2 persons per room up to 6 ppl/3 rooms licensed capacity. 8 person max. in full 15 day + rental.

The main house is not built to assembly code and is not included in the venue rental and may only be accessed by guests staying in the bed-and-breakfast during the rental period; doors of the main residence are locked during the wedding event hours.

Hosts must make arrangement for van or bus service to a designated after-party venue or area hotel available to guests if alcohol is served to ensure any intoxicated guests have alternative safe transportation; free parking overnight for guest vehicles left on site is available.

Hosts to obtain and purchase special-event insurance ($5M policy) with SeaFirst Insurance in Sidney (Mike Kissinger); the venue operators maintain commercial insurance.

Hosts or their caterers to obtain special-event liquor service permits;no alcohol service is provided by the event operators.

Hosts to obtain and contract for temporary sanitary facilities and their removal suitable for the size of event; facilities may remain on the property until Monday for weekend weddings.

No open outdoor fires (bonfires) are permitted; catering fuel and patio fire pits / heaters can be accommodated.

As COVID-19 is now a known risk, we are unable to offer refunds for weddings that must be cancelled or reduced in size due to public-health orders, but we are happy if provincial health guidelines require cancellation to reschedule your event for later in the year or the following summer, subject to availability.

Rental is non-refundable after event date is confirmed and contract executed; we can accommodate date changes after booking, subject to availability, up to 120-days prior to the event.

Hosts are responsible for any fines, legal fees, damages, or losses resulting from bylaw violations in contravention of Good Neighbour policy outlined in contract agreement.

Use of the bed-and-breakfast outdoor sauna and hot tub during the event is not permitted . The pool may be used only if named as a risk in the special-event insurance policy; if guests have access to the pool deck during the event, host to ensure that a certified lifeguard is present.
